RENTAL PROCESS
SMOKING is NOT permitted on the premises.
PETS are NOT permitted on the premises.
LEASE TERM, DEPOSITS: Lease term of 6-12* months required for all units. If approved, applicant must sign the Lease Agreement and pay $750 deposit within 24 hours. If Applicant then fails to pay the rent due and take possession at lease start date the deposit becomes non-refundable and is forfeited. When tenant takes possession, the deposit becomes the Security Deposit. The deposit is refundable** upon move-out and completion of Lease term.

IDENTIFICATION: Each applicant (18 years and older) must provide current government-issued (within USA) photo ID and verifiable social security number. Each applicant 18 yrs or older shall submit a completed application and pay a $50 applicant-screening charge. This charge is non-refundable. Acceptance or denial of the application may take up to 2 days. Upon acceptance, applicant(s) may be required to sign a reservation agreement and pay a reservation deposit, sign a rental agreement and/or pay applicable fees and/or deposits.
INCOME REQUIREMENTS: All sources of income (employment and non-employment) shall be legal and verifiable. Income should be at least 2 1/2 times the rent. At the time of application, it shall be the obligation of the applicant to provide proof of income through financial data, pay stubs or employer verification. Stability of the source and amount of income during the past five- (5) years will be considered, as well as tenant overall financial history.
HOUSING REFERENCES: The applicant(s) shall provide information necessary to verify current and previous rental history for the past two (2) years from unbiased/unrelated sources.
CREDIT WORTHINESS: Credit worthiness may be determined from a credit report, which should reflect prudent payment history. Applicant(s) history should be free of evictions (within the last five years), judgments, collections and bankruptcies.
NUMBER OF OCCUPANTS: Occupancy may not exceed 2 persons per bedroom.
CRIMINAL RECORD: A conviction or pending charge for conduct that is: a drug-related crime; a person crime; a sex offense; a crime involving financial fraud, including identity theft and forgery; or any other crime if the conduct for which the applicant was convicted or charged is of a nature that would adversely affect a) the property of the landlord or a tenant; or b) the health, safety or right to peaceful enjoyment of the premises by the residents, the landlord or the landlord's agent could be grounds for denial of the application.
INCOMPLETE, INACCURATE, OR FALSIFIED INFORMATION: Any information that is incomplete, illegible, inaccurate or falsified may be grounds for rejection of application or termination of the rental agreement upon discovery.
SCREENING PROCESS: Screening entails the checking of each applicant’s credit, income, and other criteria for residency. The applicant(s) have the right to dispute the accuracy of any information provided to the owner/agent by the screening service or credit reporting agency.

CREDIT WORTHINESS: Credit worthiness may be determined from a credit report, which shall reflect prudent payment history. Applicant(s) history shall be free of evictions (within the last three years, judgments, collections.
